How Much Does A Roof Cost?

My Family Roofer: Roof Replacement Pricing Guide

1. What Factors Drive the Price Up?

  • Size of the roof: More square footage = more labor and materials.

  • Roof pitch and complexity: Steep or multi-faceted roofs require more time, safety gear, and crew coordination.

  • Type of shingle: Premium options (like impact-resistant shingles or stone coated steel) cost more.

  • Number of existing layers: Multiple layers require additional removal time and disposal.

  • Gutter upgrades: Replacing or adding gutters increases overall cost.

2. What Factors Drive the Price Down?

  • Smaller roof size: Fewer materials and quicker installation.

  • Simpler slope/pitch: Less risk and faster turnaround.

  • Basic shingle selection: Standard asphalt options are more affordable.

  • Only one existing layer: Faster tear-off = lower labor costs.

  • Keeping existing gutters: No add-on charges for gutter systems. Removing and reseting gutters can also effect price.

3. Why Are Some Companies So Expensive?

  • Often, it’s not about quality — it’s about profit padding.

  • Some companies limit themselves to only high-end materials (like stone-coated steel), which artificially inflates their average price.

  • Others mark up labor or inflate quotes because the industry lacks transparency.

4. Why Are Some Companies So Cheap?

  • This is a red flag in our industry. When a roofer comes in thousands less, there is a good reason and none of them you will want to deal with!

  • Cheap labor (often uninsured subcontractors).

  • Cut corners: skipping permits, skipping full tear-offs, or re-roofing over damaged layers.

  • Low-quality shingles that fail prematurely.

  • No ventilation updates, which void manufacturer warranties.

  • Poor or non-existent warranties, which leave you holding the bag when something goes wrong.

5. Where Do Our Prices Fall?

  • We typically charge $620–$730 per roofing square (1 square = 100 sq ft).

  • A 25-square roof would range from $16,000–$19,000 depending on details.

6. Package/Level Explanation

  • We install full-roof replacements  — always a tear-off.

  • We work exclusively with high-quality shingles, but let you choose between options.

  • Ventilation, underlayment, and ice/water shield are all standard — not upsells.

  • We shoot you straight on if you even need a new roof. We have roof restoration packages that many roofs qualify for that can extend your roofs life 6-18 years.

7. Lifetime Cost vs Initial Price

  • A cheap roof may save you $2,000 today — but could cost $15,000+ in repairs or early replacement.

  • Every month we have a new client that is replacing their last cheap roof after only 5 or 7 years.

  • We install for lifetime value — so your next roof can be your last.

8. Historical Pricing Trends

  • Roofing costs have risen 25–30% over the past 3 years due to:

    • Material cost increases (especially asphalt, felt, and flashing).

    • Insurance costs are increasing every year.

    • New building code requirements in many regions.

9. Financing Options

  • We offer flexible roof financing — some approvals within 10 minutes.

  • Plans available with no interest if paid in 12 months, or extended terms up to 10 years.

10. Pricing FAQs

  • Do you offer free estimates? → Yes, always.

  • Can I keep my gutters? → Yes, in many cases and we’ll tell you if they’re reusable.

  • Can I get a second layer instead of tear-off? → We don’t recommend it; it voids warranties, increases the weight on your structure and does not allow the roof to breath.

  • Are your prices competitive? → We’re rarely the cheapest — and never the most expensive. Our pricing reflects long-term value.

12. Hidden Costs to Watch Out For

  • Watch for:

    • Quotes that don’t include extended warranties.

    • “Surprise” decking or plywood replacement fees (look for a no change order guarantee)

    • Cheap estimates that don’t mention ventilation or underlayment, particularly ice and water shield.

13. Where Your Money Goes

14. Pricing Video

  • (Record a 3–5 minute video where you answer:

    • “What does a roof really cost in [your area]?”

    • “Why is there such a big price range?”

    • “What should you avoid when choosing a roofing company?”
Embed this near the top or middle of the page.)

15. Is It Really Worth It?

  • Yes — a roof protects everything under it.

  • Our pricing reflects total system replacement: shingles, underlayment, ventilation, flashing, and labor.

  • We’ve repaired too many botched jobs from low-cost contractors. Do it right once.
